General conditions
Seasonal Furnished Rental Agreement
Between LES 7 LAUX IMMOBILIER SERVICES (limited liability company holding a professional property management license, covered by professional liability insurance and benefiting from the legally required financial guarantee), acting on behalf of the property owner,
hereinafter referred to as "the Agency",
and the tenant(s), hereinafter referred to as "the Tenant",
the following has been agreed:
1. General provisions
The rental is granted exclusively for seasonal holiday accommodation.
Under no circumstances may it be considered as a primary residence or a place of professional activity.
All accommodations are non-smoking.
2. Duration and price
The rental is agreed for the period indicated in the contract.
Any extension requires the written agreement of the Agency.
Payment
A deposit is required upon booking (25%).
The balance must be paid no later than one month before arrival.
In case of non-compliance, the Agency may re-let the property and retain the amounts due.
Tourist tax: €1.20 / person / day (from 18 years old).
Cancellation conditions
More than 60 days before arrival: deposit refunded.
Between 60 and 30 days: deposit non-refundable.
Less than 30 days: the total rental amount remains due.

1 or 2 covered parking spaces depending on the apartment

Household linen (bed sheets, towels, bath mats, kitchen towels)

3. Security deposit
Amount: €1000 (credit card pre-authorization).
Refunded within a maximum period of 15 days after departure, minus any applicable charges (damage, lost keys or remote controls, theft, cleaning, etc.).
Lost key: €90 per key.
Lost parking remote control: €100 per remote control.
4. Inventory and inspection
Upon arrival, the Tenant receives a condition report form.
The Tenant has 24 hours to report any malfunction.
Failing notification within this period, any unreported defects may be considered attributable to the Tenant.
After departure, the general condition of the apartment is checked by the maintenance team.
If the Tenant wishes to carry out a check-out inspection in their presence, an appointment must be requested 48 hours before departure. The Agency reserves the right to refuse depending on operational constraints.
5. Tenant obligations
The Tenant agrees to:
- Take possession of the premises as found upon arrival, consistent with the property description
- Respect the intended use of furniture without moving it
- Not dispose of anything other than toilet paper in plumbing systems
- Not exceed the permitted number of occupants
- Respect the residence internal regulations
- Not sublet or transfer the contract
- Inform the Agency within 24 hours of any issue observed
- Report any breakage or damage occurring during the stay
- Allow access for urgent repairs if necessary
Accommodation capacity
The number of occupants may not exceed the maximum capacity specified in the contract.
In case of excess occupancy, the Agency reserves the right:
- to refuse access to the accommodation,
- to apply an additional charge,
- or to terminate the rental immediately without refund.
Pets
Pets are not allowed except in certain apartments, subject to prior approval by the Agency.
Supplement: €50 per animal.
6. Arrival and departure
Arrival: from 3:00 PM (or as agreed with the Agency).
Keys are handed over after full payment and security deposit.
Departure: before 10:00 AM strictly.
Departure after 10:00 AM: €150 deducted from the deposit.
7. Access to the accommodation
The Agency, the owner, or any authorized person may access the accommodation to carry out urgent work, necessary repairs, or essential technical interventions.
Whenever possible, the Tenant will be informed in advance.
8. Cleaning
At the end of the stay, the accommodation must be left clean:
- Dishes washed and stored
- Trash emptied (household waste at parking level -1 and recycling at the Chamois chairlift departure)
- Refrigerator emptied and cleaned
- Microwave and oven cleaned
- Linen returned to the Agency in the bags provided at arrival
- Kitchen and bathrooms left in proper condition
⚠️ In case of non-compliance, charges will be deducted from the security deposit (price list available at the Agency).
9. Safety and insurance
The Tenant must insure the accommodation against rental risks (fire, water damage, civil liability). Proof may be requested.
The Agency and the owner decline all responsibility in the event of theft without forced entry, except in case of proven fault of the owner or the Agency.
Top bunk beds are prohibited for children under 6 years old.
10. Force majeure
The Agency or the owner shall not be held liable for non-performance or improper performance of the contract resulting from force majeure.
Force majeure includes, but is not limited to: exceptional weather conditions, resort closure, ski lift interruption, strike, natural disaster, pandemic, administrative restrictions, general electricity or water outages beyond the owner's control.
In such cases, no refund or compensation may be claimed.
11. Termination
In case of non-payment or breach of contractual obligations, the contract may be terminated after formal notice remaining without effect.
12. Data protection
The information collected is necessary for rental management. In accordance with applicable regulations, the Tenant has the right to access, rectify, and delete their data (upon request to the Agency).
13. Natural, mining and technological risks
An information sheet regarding natural and technological risks of the municipality is available at the Agency.
To the owner’s knowledge, the property has not suffered any damage resulting from a natural or technological disaster.
14. Applicable law – Disputes
This contract is governed by French law.
In the event of a dispute, the parties shall attempt to reach an amicable solution.
Failing this, the competent courts shall be those of the jurisdiction where the property is located, subject to applicable legal provisions.
