SEASONAL FURNISHED RENTAL AGREEMENT of LES 7 LAUX IMMOBILIER SERVICES

(article of the decree of July 20, 1972 modified)

Between the undersigned, hereinafter referred to as "THE OWNER" and "THE TENANT" it was made and agreed as follows:

2. - GENERAL TERMS and CONDITIONS: All our apartments are non-smoking

2.1. - DURATION The lease can not be extended without the prior agreement of the owner or the agency, the lessee thus accepting it. The latter declares on his honor that he does not exercise and does not seek to exercise any profession in the rental and that the premises covered by this contract are rented to him only as a temporary residence, major conditions without which this lease would not have been granted.

2.2. - PRICE This agreement is firm and final. The lessee who has paid a deposit on the rental agrees to take possession of the premises at the provision established in the contract and to pay the balance of the rental one month before the start of the lease. In the event that these conditions are not fulfilled and if the premises could be re-rented, only the damage suffered by the owner and the agency commission would be borne by the defaulting lessee. Amendments and cancellations In case of cancellation or reduction of the stay, for any reason, no refund will be made. Prices include: - The rental of the apartment - Television - Water, electricity and heating - Covered parking space - balcony or terrace - ski locker The tourist tax (from 18 years): 0.85 € / person / day is extra and is payable locally on the day of arrival.

2.3. - DEPOSIT OF GUARANTEE The deposit is paid to respond to damage that may be caused to the rented goods and movable or other objects lining the premises rented and the different charges and consumption. This amount will be refunded within the 10 days following the departure of the lessee, after deduction of the objects replaced, any costs of restoration and additional household. If the deposit is insufficient, the lessee agrees to complete the sum. In case of loss of key, the sum of 90 € per key will be charged to the tenant, and 100€ if the garage bip lost.

2.4. - OBLIGATIONS OF THE TENANT o The lessee agrees to take the rented premises in the state they will be at the time of entry into possession as described in the description annexed to this contract. o Furniture and movable objects must suffer only from the depreciation resulting from the normal use for which they are intended. Those who, upon the expiry of this agreement will be missing or have been put out of service for reasons other than normal wear and tear, shall be paid or replaced by the lessee with the consent of the owner or his agent. This clause also applies to papers, draperies and the building in general.

The rental does not include linen.

It will be retained, if necessary: (a) the value of broken or cracked objects; (b) the price of washing or cleaning carpets, blankets, mattresses, bedding, etc., that have been stained.

The lessee undertakes to use the furniture and objects lining the rented property for the use for which they are intended and in the places where they are located. He formally refrains from transporting them outside the rented premises.

The taker must absolutely refrain from throwing into the sinks, bath, bidet, sink, washbasin, toilet, etc., objects likely to obstruct the pipes, otherwise he will be liable for the costs incurred for the commissioning of these devices.

Under penalty of cancellation, the lessee may not, under any circumstances, sublet or assign his rights to this agreement without the express consent of the owner or his agent; he will have to live in the rented premises, and will not be able, under any pretext, to store furniture there, except for the linen and small objects.

The premises currently rented must under no circumstances be occupied by a number of people greater than that indicated in the special provisions, except with the prior consent of the agent. Exceeding this number will result in a penalty of 150 € per additional person per night.

The lessee shall allow the execution of urgent works in the premises necessary for the maintenance of the leased premises and common equipment. o The lessee will not be able to bring a pet into the rented premises without the express agreement of the agency and the payment of the service.

The tenants will comply, as occupants of the premises, with the by-laws of the building, which they acknowledge having read. It is expressly forbidden to put clothes on windows and balconies. o In the event that the lessee renews the rental, with or without interruption, the commissions would be due to the agency during the new rental periods, in accordance with the fees of the agency.

The lessee must, within 24 hours of taking possession, inform the agency of any anomaly found concerning the inventory, the inventory of fixtures, and the cleanliness of the apartment. After this period, we will consider that the tenant tacitly recognized the accuracy of the inventory, inventory and cleanliness of the apartment and can not claim any claim.

The tenant must report to the agency any breakage or deterioration occurred during his stay. Reception and delivery of the keys The reception takes place at the agency located in the heart of the residence barns 7 Laux. The key collection takes place after full payment of the stay, tourist taxes, additional services and the deposit of the amount of 800 € or 1000 € (depending on the apartment). The tenant agrees to take possession of the premises on the scheduled date, during the opening hours of the agency or after an arrangement with the latter. In the event that these conditions are not met, the agency would be entitled to re-rent the apartment within 24 hours.

The apartment is available from 3 pm on the Saturday of arrival and must be vacated the day of departure imperatively before 10 am. In case of departure after 10 hours, a lump sum of 150 € will be deducted from the deposit. In case of arrival outside the opening hours of the reception, the tenant will have to agree beforehand with 7LAUX IMMOBILIER SERVICES in order to organize his arrival. In case of problem, the tenant will not be able to claim any compensation and the responsibility of the owner or the agency can not be engaged in any case.

Animals are not allowed, however in some apartments they are tolerated (A report when you rent).

Thank you to move away from the cottages and trails for walks for your pet. A cost of 50 € extra per animal will be expected. Household

On the day of departure, the tenant must leave the apartment in a perfect state of cleanliness, in the same condition as you found it on the 1st day:

1. Dishwasher emptied, dishes washed, wiped and stored

2. Waste bins emptied and cleaned (Think about sorting as for the rest of the year)

3. Fridge empty, defrosted and cleaned (Leave fridge closed on 3 to avoid deterioration)

5. Clean kitchen and toilets

6. Soils sucked and washed Failing a cleaning fee you will be charged (rates at the agency) or retained on the deposit. (Before your departure, our team will make an inventory with you). If the "HOLIDAY PACKAGE" benefit has been retained by the tenant o Take into account points 1 to 4 (above) o Please leave bed linen and towels at the entrance of the apartment

2.5. - SECURITY Tenants will be responsible for closing the doors and windows of their apartment during their absence. The liability of the owner or the agency can not be committed in case of theft without break-in. We inform our customers that according to article 6, meeting the safety requirements provided by the Decree n ° 95-949 of 25 August 1995, sleeping at height is not suitable for children under 6 years old.

2.6. - OBLIGATIONS OF THE LESSOR The lessor undertakes to provide the lessee with the rented accommodation in accordance with the descriptive statement and to respect the obligations resulting from this agreement.

2.7. - INSURANCE The lessee will be required to insure an insurance company against the risks of theft, fire, breakage of ice and water damage, and more generally for all of its rental risks as well as for the furniture donated. rental, as well as for the remedies of the neighbors, and to justify at all at the first request of the owner or his agent. Consequently, the latter disclaim any liability for the recourse that their insurance company may exercise against the lessee in the event of a claim.

2.8. - TERMINATION In the absence of payment at the fixed deadlines or of non-fulfillment of any clause of the present engagement, and eight days after formal notice remained unsuccessful, the owner or his agent may demand the immediate termination of this agreement and the lessee will have to leave the rented premises on the order of the judge hearing the application for interim relief.

2.9. - COMPUTING AND FREEDOM The information collected by the agent within the framework of this contract is the subject of a computer processing necessary for the execution of the missions entrusted to the agent. In accordance with the Data Protection Act of 6 January 1978, the parties have the right to access, rectify and delete information concerning them. To exercise these rights, the parties may contact the agency, at the coordinates listed above. NOTES (1) Indicate the origin of the claim. (2) Specify whether the property is classified in zone A, B, C or D in the noise exposure plan. (3) Specify the detailed amounts of the tourist tax, fees or other chargeable to the tenant. (5) Insurance contract to be delivered separately. 3. - PARTICULAR INFORMATION A summary sheet on the state of major natural, mining and technological risks of the town of Adrets of 28/04/2014 is at your disposal at the agency.
